Local Law 152 With No Gas Piping

Local Law 152 is a New York City government required inspection for the gas pipe system of multifamily residential properties. Every 4 years, depending on your district, you are required to have a licensed master plumber – like our team here at Empire Plumbing – come to your property to provide you with a thorough gas inspection to ensure that you are in compliance with local health and safety codes. If you’re not, then we provide repairs to make sure that your gas lines are safe.

But what happens if you have no gas piping?

The NYC Department of Buildings doesn’t simply take your word for it. They need certified proof that you do not have gas lines on your property, and that you do not require an inspection to stay up to code.

In order to receive that, you still have to contact a licensed master plumber.

No Gas Line Inspection and Certificate for LL 152 Compliance

If you have no gas line, you will need to call Empire Plumbing to receive a certificate from a licensed master plumber that confirms that your property has been inspected and that no gas line or gas plumbing exists on the property. The certificate must be filed with the NYC DOB.  

Once that has been filed, *then* you do not need to do anything else and you will not need to complete the Local Law 152 inspection. But you will still need to make sure that this has properly been filed, and it is not something you can file or certify yourself. It must be completed by a licensed master plumber or “Registered Design Professional” to be valid.

If you have a gas line, but it is not operational, you will still be required to get a Local Law 152 inspection.
